Reserving a Plot
To make a full reservation you need to be in a position to proceed. This means that you must either:
  1. Be a first time buyer
  2. Be living in rented accommodation
  3. Have agreed a sale on the property you currently own
  4. Not need to sell a current property to buy a new one.

In some cases you do not need to have sold your current property to make a reservation as we can offer the 'Easy Mover Scheme' on some plots. Please see the 'Easy Mover Scheme' section for more information or ask our Sales Consultant for information.

Follow our 5 Step guide for purchasing a new Lyndale Home

Step 1. Reserve
Once you have chosen your new home from the current Availability List then the next step is to reserve it. You will need to complete a Reservation form with our Sales Consultant and pay a non-refundable reservation fee.

The Sales Consultant will provide information about boundary treatments, deed plans, specification, electrical layouts, etc. and depending on the build stage, you will be invited to choose your kitchen and tiles etc, to personalise your new home. You may also be able to choose from the Options List to select any additional extras you would like.

Step 2. Instruct a Solicitor
Buying your home is probably the most important transaction you will enter into and the contractual process must be handled with great care and skill. It is vital therefore that you appoint and instruct a solicitor who is experienced in this facet of the law to act for you.

Our on-site Sales Consultant will be able to advise you fully with regard to this important step and provide information about charges.

At reservation you will be given a date by which contracts have to be exchanged. It is very important that contracts are exchanged on or before the agreed date and your solicitor must ensure that this occurs.

If exchange of contracts does not take place by the agreed date then your reservation may be cancelled. An extension to your reservation period can be requested by your solicitor and can only be granted at the discretion of a Lyndale Director.

Step 3. Independent Mortgage Advice
Immediately after the reservation has been made it is essential that you seek independent mortgage advice if you have not already done so. It could take some time to choose the right Building Society or Bank and product for your needs and you must allow sufficient time for the lender to consider your application, carry out their valuation of your new home and then make their mortgage offer to you for the purchase.

Lyndale work very closely with Mortgage Helpline UK Limited who are experienced Independent Financial Advisors specialising in mortgages. Our Sales Consultant will provide their details as part of the reservation process.

Step 4. Signing & Exchanging Contracts
Once you have received your formal offer of mortgage and your solicitor has completed all the requirements of the plot purchase then contracts can be exchanged unconditionally. It is at this point that you pay your deposit.

The amount detailed in the contract is 10% of the purchase price but this figure will be agreed at reservation as it depends on the details of your financial arrangements.

We recommend that you speak regularly to your financial advisor and solicitor to ensure that all is proceeding smoothly. It is important that you respond immediately to requests for information as delays in sending information to them can lead to an expiry of the time allowed for exchanging contracts.

Step 5. Legal Completion - Key Release
Legal completion is when you pay the balance of monies owed for your new home. Your solicitor will make these arrangements with your Building Society or Bank and once the funds have been received by our solicitor then the transaction is legally complete. Our Sales Consultant will hand over the keys and you will be the proud owner of a stunning new Lyndale Home!

Easy Mover Scheme
If you have a property to sell we may be able to allow you to reserve your chosen new home on our Easy Mover Scheme. This means that you are able to reserve your plot without having to wait until a sale is agreed on your current property - ensuring you don't miss out on your preferred plot.

First, the Sales Consultant will arrange for a local reputable estate agent to visit your home to carry out a valuation. We will ask the agent to provide a realistic current market value for your property. If both you and Lyndale are happy with the valuation figure then you can instruct the agent to put your property on the market.

Our Sales Consultant will show you which plots are available on the Easy Mover Scheme and an Easy Mover Reservation Form will be completed for your chosen plot. We allow an 8 week period under the terms of the scheme for you to find a buyer for your current property. The Sales Consultant will liaise with your estate agent regularly to monitor progress during this period.

When a buyer is found and a sale agreed you will then convert your Easy Mover reservation to a Full Reservation and will need to complete new reservation details. You will then proceed to exchange of contracts in the normal way, calculating the period of time allowed for exchange from the date of full reservation. (See our 5 step guide to purchase) Lyndale will contribute £500 towards your estate agent's fees.

If you have not found a buyer for your home within the 8 week period then the Easy Mover Reservation will expire but it can be extended on a weekly review basis at the discretion of the Lyndale Management.
